The Ecoterra Approach
You never pay us
and just hope.
Building or buying a home in Nigeria usually means handing over a large sum and hoping. We built the platform so you do not have to. Your money sits with an independent escrow provider you choose, moves only against phases as they are accepted — and never past an objection you have raised.
no services, and only 0 of them touch your money
"Provider" means a firm Ecoterra has approved to do a particular job on your case — not a single company that does everything. You engage one per service, each answers to you, and only your escrow provider ever holds a naira of yours. The rest are independent expertise: they look, they search, they report.
See the organisations approved so far — what each is approved for, who regulates them, and what they charge for it.
How the money works
Six steps, from your deposit to a release — the same whether you are buying a completed home or building one from the ground up. This is your escrow provider throughout.
You choose your escrow provider
A bank or a licensed escrow firm, from the organisations Ecoterra has approved for escrow — per project, and the choice is yours. Ecoterra can never be the escrow provider on its own project.
You decideYou fund them, not us
Your deposit goes to their account, and they confirm receipt on the platform. Nothing reaches Ecoterra at this point, and nothing is spent.
You and your escrow providerThey confirm every deposit
A payment counts only once your escrow provider has confirmed it arrived, against their own bank records — and a phase's money can only ever be released from funds they have already confirmed are sitting there.
Your escrow provider confirmsWe build, and we show you
Photographs, drawings, inspection reports and dated site updates against each phase. If you are abroad, this is the site visit you cannot make.
EcoterraYou accept the phase
You review the evidence and accept, or you flag what is wrong and we fix it before anything moves. Every phase gives you a stated review window, and an open objection stops the clock until it is answered.
You decideThey release the funds
Acceptance raises the release; a second Ecoterra officer — never the one who signed the work off — must approve it, and your escrow provider executes it. Every deposit and release is recorded against the project and visible to you for as long as you hold the account.
Your escrow provider releasesQuestions people actually ask
- What if I am not satisfied with a phase?
- You do not accept it. Flag the fault against the specific item and it goes on the record as a defect; the phase stays open until it is put right and you accept. Nothing is released without your acceptance.
- Can Ecoterra take the money without my agreement?
- No. The funds are never in our account. A release exists only against an accepted phase, needs a second Ecoterra officer who was not the one who signed the work off, and only your escrow provider can execute it. We cannot move the money on our own.
- How long do I have to review a phase?
- Each phase states its own review window — typically fourteen days, twenty-one for handover on a purchase, and stages that close by independent inspection have no clock at all. Raising an objection stops the clock until it is answered, and it restarts in full if work is redone. Only if the window closes with nothing from you at all is the phase treated as accepted — so a build cannot freeze on silence, and nothing is ever released past an objection you have raised.
- Who checks the title documents?
- A firm you engage for title verification — a separate service, and usually not the same firm that holds your money. They report to you, and their confirmation of the title pack — C of O, survey plan, building approvals — is a condition of the first release: no money moves on a project until that firm has read the documents and said so on the record, and a refusal stops every release until it is resolved.
- What do these firms charge?
- It varies by organisation and by service — a firm approved for three of them prices each one separately — and the fee and who pays it are stated on the platform before you choose. There is no charge hidden inside the build cost, and an escrow fee is never taken out of the money held for your project.
- Is any money released before I sign off?
- Not today. Ecoterra releases in full only on your sign-off. The platform supports releasing a percentage at the start of a phase, and that is set to zero deliberately while we establish our record.
- I live abroad. Does this still work?
- It is designed for exactly that. Everything a site visit would tell you — progress, evidence, documents, payments — is on the platform, timestamped in your own timezone, and you accept phases from wherever you are.
- What happens if we disagree?
- Your escrow provider holds the funds throughout, so a dispute never becomes a race to recover money. The evidence trail for every phase is dated and unalterable, which is what a disagreement usually turns on.
